Overview: The Building Handyperson position is very important to the operation of our residential building. The position is responsible for the physical maintenance of the building and surrounding property.

General Tasks

  • Make adjustments and repairs to heating, cooling, ventilation, plumbing and electrical systems
  • Perform repairs on appliances, plumbing, electrical and drywall
  • Perform safety and security checks
  • Show apartments to prospective tenants and perform renovations to units
  • Move heavy furniture, equipment and supplies
  • Perform other maintenance jobs such as painting, drywall and electrical repair
  • Work with minimal supervision
  • Ensure that systems and equipment are operating efficiently and that proper maintenance and repairs are performed
  • Maintain inventory of supplies

Specific Tasks

Tenant Services

  • Obtain repair notices from tenants and review the repair required. May discuss with a member of management
  • Repair plumbing, electrical, plaster drywall, install counter and vanities, paint units, and complete tenant maintenance requests
  • Professionally, courteously and in a timely manner handle all inquiries, feedback, complaints, and concern from tenants, ensuring a high level of resident satisfaction
  • Maintain a positive working relationship with outside contractors, service providers, and tenants

Building Administration, Health and Safety

  • Responsible for the security of the building and ensuring that all emergencies are dealt with immediately, as well as notifying management of any emergencies in a timely fashion
  • Be familiar and comply with fire, life and safety standards including monthly testing and annual drills
  • Ensure a thorough knowledge and understanding of emergency procedures including fire, flood and mould remediation
  • Ensure the regular monitoring and control of all common areas and equipment
  • Be familiar with Health and Safety legislation
  • Wear prescribed safety equipment when required
  • Report any health and safety problems
  • Report any evidence of tenants throwing material off balconies, drug usage or vandalism

Maintenance and Repairs

  • Have a thorough knowledge and understanding of all building maintenance systems
  • Complete maintenance/repairs within 24 hours to ensure resident satisfaction and safety
  • Be able to complete the following minor repairs: plumbing (changing cartridges, p-traps, toilets, sinks) and generally preventing all leaks, plastering, painting, tiling, hanging doors, repairing doors, installing door handles and locks, caulking windows, screen repairs, caulking bathtub, grouting bathtubs, carpentry (installing framing for drywall), installing vanities and ensuring that they are levelled, changing switches and light fixtures
  • Scheduling and contracting all other building repairs and reporting on progress to management
  • Advise management of timeliness of repairs completed by contractors
  • Complete general maintenance in garages, parking lots, mechanical rooms, compactor room rooftops and other common areas
  • Ensure all mechanical and exit doors and garage door are secure and properly functioning at all times
  • Be available to unlock tenant suites for service personnel when entry has been authorized and then ensure suite is locked.
  • Assist in ensuring property, grounds and common areas are always kept clean and orderly
  • Keep stock of building supplies and inventory
