Strata Property Manager
Job Title: Strata Property Manager (NOC 13110)
Employer: Colyvan Pacific Real Estate Management
Location: 201-2840 Nanaimo St. Victoria, BC V8T 4W9
Wage: $55,000 per year for 40 hours a week
· Plus, car and cellphone allowance

Job Requirements:
Languages
· English
Education
· Minimum: Secondary Education diploma and completion of rental property management licensing course
Experience
· At least 2 years to less than 3 years of work as Property manager or related field.
Duties:
· Financial Management
o Prepare budgets and track expenses
o Collect strata fees
o Pay bills and manage invoices
o Arrange financial statements and reports
· Administrative Work
o Organize meetings (AGMs, council meetings
o Prepare meeting agendas and minutes
o Maintain records (bylaws, owner lists, correspondence)
o Send notices and communications to owners and residents
· Maintenance & Repairs
o Arrange contractors for repairs and maintenance
o Get quotes and manage projects
o Handle emergency issues (leaks, damage, etc.)
o Oversee common property upkeep
· Bylaw Enforcement
o Respond to complaints (noise, parking, etc.)
o Issue bylaw notices and fines (as directed by council)
o Help ensure rules are followed fairly
· Advice & Guidance
o Advise the council on strata laws (the Strata Property Act)
o Recommend best practices
o Help council make informed decision
· Communication Hub
o Acts as the main contact between owners, residents, and council
o Responds to emails, concerns, and service requests
Work Settings:
· Property Management Companies
Certificate or License
· Strong knowledge of Excel, Microsoft Office, and Computers.
· Strong knowledge of the Strata Property Act, Rules and Regulations.
· Property Manager License (BCFSA)
