Job Summary
Arkadian Homes is seeking an experienced and detail-oriented Construction Manager to lead
and oversee our residential construction projects in Calgary. The successful candidate will be
responsible for managing custom home builds valued at under $5 million, ensuring that every
project is completed to the highest quality standards, on schedule, and within budget. We are
looking for a leader who can effectively coordinate subcontractors, manage complex financial
assessments, and maintain excellent relationships with clients and stakeholders.
Job Duties and Responsibilities
● Plan, organize, direct, control, and evaluate residential construction projects, including
custom homes valued at under $5 million, from pre-construction through completion,
ensuring adherence to project schedules, specifications, budgets, and quality standards.
● Prepare project budgets and cost estimates for internal planning and financial
management, and compare projected costs with lender assessments to support
construction financing and bank loan requirements.
● Coordinate pre-construction activities, including land acquisition, project planning, permit
readiness, and scheduling the commencement of construction once plans and approvals
have been obtained.
● Oversee all phases of construction to ensure projects proceed according to approved
plans, specifications, applicable building codes, and established timelines.
● Prepare, negotiate, and administer contracts, and negotiate revisions, change orders,
and amendments with architects, engineers, consultants, clients, suppliers, and
subcontractors.
● Source, evaluate, negotiate, and retain qualified subcontractors, including HVAC
technicians, plumbers, electricians, carpenters, roofers, cabinet makers, and other
specialized trades, based on experience, qualifications, references, and previous work
performance.
● Direct, coordinate, and supervise subcontractors and site personnel to ensure work is
completed safely, efficiently, and in accordance with contractual obligations, project
specifications, and municipal quality standards.
● Develop, implement, and maintain quality assurance and quality control procedures to
ensure construction meets company standards and all applicable building codes.
● Coordinate municipal inspections throughout the construction process, liaise with
regulatory authorities and inspectors, and ensure all deficiencies and recommendations
are promptly addressed to obtain required approvals.
● Prepare and present regular project progress reports to clients and stakeholders
outlining completed work, upcoming construction phases, anticipated completion dates,
and project status.
● Direct the procurement and purchasing of construction materials, equipment, and
supplies, including electrical, plumbing, HVAC, roofing, framing, and finishing materials,
to ensure project timelines are maintained.
● Represent the company in meetings with clients, financial institutions, consultants,
municipal officials, suppliers, and other stakeholders regarding project planning,
financing, construction progress, and operational matters.
● Ensure compliance with occupational health and safety legislation, company policies,
municipal regulations, and all applicable provincial and federal construction standards.
● Identify project risks, resolve construction issues, and implement corrective actions to
minimize delays, control costs, and maintain project quality
Education and Work Experience Requirements
● A university degree in engineering or a college diploma in construction technology.
● Several years of experience in the construction industry are required.
Work Conditions and Physical Capabilities
● Fast-paced construction environment involving both office and active site management.
● Ability to travel frequently between various work sites in Calgary.
● Physically capable of navigating active construction sites and performing inspections.
● Tight deadlines and strict adherence to project milestones and budgets.
Language
● English communication skills (CLB 5 or higher preferred).
